As a first time home buyer, you will need to be careful on what a home inspection should entail. Find a good home inspector and get detailed information on the large things that could affect the price on the house.

The first step is to find the right home inspector. You don’t want to find an inspector that isn’t thorough and miss items to be inspected. You need to do your homework with who you choose to inspect the property. They should have years of experience and have references. They should be insured for errors and omissions and be a National Certificate Holder, a Registered Home Inspector, or specific credentials in your area.

Once you have hired your inspector and they go through a minimum of 2 hours to inspect the home, you should get a detailed inspection report on the “big things”. “Big things” are the foundation, mould, wiring, insulation materials and other items that could forfeit your claim for a home. You can ask your inspector how long the present roof will hold, how long the furnace will last for, or any future fixes that could happen. This will at least allow you to work out the final price on the property. If there is a high amount of repair, your choice is to either ask for a lower asking price or not purchase the property! It may just not be worth it to purchase and put in more money to fix the items that the inspector has found.

This is all on the shoulders of the buyer, but at least it will allow the buyer to make a huge decision on their future homeownership. It can save thousands of dollars if the right inspection company is used and they find the issues that will help make a house, your home.
